Who are FANNIE and FREDDY and how do they help HOMEOWNERS?

Fannie Mae and Freddie Mac are quasi-government agencies that provide liquidity to mortgage markets

Fannie Mae and Freddie Mae are quasi-government agencies in that they are publicly-owned, but overseen by the government.

The purpose of Fannie and Freddie is to make sure that money is available to homeowners that want home loans.

Neither lends to consumers directly, though; you'll have to talk to your loan officer at the Gary McNinch Team for that. Instead, Fannie and Freddie's role is to buy loans from lending institutions that make loans to everyday people, like those of us who live and work at places like Boeing, Ikea, Valley General Hospital, Renton School District, City of Renton or Southcenter.

For example, all banks in America abide by laws limiting the amount of money they can lend as a percentage of their total asset base. If your home loan is on the books of Bank ABC, Bank ABC is, therefore, restricted in issuing additional loans because your loan counts against that ratio.

But, if Bank ABC sells the loan to Fannie Mae or Freddie Mac, your mortgage converts back into cash and Bank ABC can then lend again to somebody else.

Because of Fannie and Freddie, a bank can lend to multiple homeowners using the same asset base, thereby making sure that "the system" has plenty of money available for homeowners in need of loans.

In this sense, both Fannie and Freddie keep mortgage money flowing on the street level. Whether it be homes in Fairwood, Skyway, Newcastle, Kennydale, Renton Highlands or Downtown Renton. But it only works to a point. Fannie and Freddie have very strict guidelines about what types of home loans they will purchase from banks and only accept loans that conform to their respective criteria.

Loans falling outside the criteria, by contrast, will not be purchased by the agencies. This is why some mortgages are called "conforming" loans -- they conform to Fannie or Freddie's guidelines. The other loans fall into the categories of "Alt-A" or "sub-prime".

This also explains why Alt-A and sub-prime loans are harder to come by lately -- there's no government agency that guarantees to purchase these types of loans. Without that guarantee, banks are largely unwilling to tie up space on their balance sheets.

The Question: Why is it a GREAT TIME to Buy or Sell a home or condo?!?!?

THE QUESTION: Why IS It a GREAT Time to BUY a Home or Condo!?!?!

Let me explain it this way, it follows the law of supply and demand and is much more simple than some people would lead you to believe.

When we are in a "seller's market" the interest rate is down and there is very little inventory. (This has been the case in the past couple of years)

When we are in a "buyer's market" there are plenty of homes on the market but the interest rate goes up. (Hasn't been this way in Renton and Puget Sound in a long time) When the interest rate goes up you can not buy as much home for the money.

We are in a "unique local market" in the fact there there are plenty of homes to see. AND the interest rates are low. Inventory in many of the local MLS areas is hovering around 6 months.

A BALANCED MARKET. Good for both parties in the transaction, the proud new buyers and happy and contented sellers.

Truly Blessed? My Thanksgiving Thoughts and Ramblings!

I have broken my blessings into several groups, so here we go.

God:

Who loves and has forgiven us, even though we could never earn it. He reminds us to give the same grace and mercy to others. Because we never should forget that we are forgiven. And great churches in which to worship, pray and give. Proverbs 3:5-6

Family:

My wife and kids (our youngest son just joined our business and is learning amazingly fast and we just did a refi for the other kids) and my folks (who by the way we bought a wonderful new home and sold the wonderful old home for this year). These loving and generous people who put up with my crankiness, sometimes crazy hours, phone calls or knocks on our door at the most inopportune times and they still LOVE me anyway. And the grandkids who are just glad to laugh and run and play and giggle and can't always figure Grandpa out, but they know I'm fun. And especially again my wife, who is fighting off cancer with the strongest of faith.

Friends and Co-Workers:

Friends who just laugh at what an interesting life and business we have, who share time for fun and laughter and for giving to others. Truly lives worth living. My great business partners in our company and other companies too, who we cooperate, negotiate and practically arm wrestle with to help folks buy and sell homes and investments. And AR is just one small look at this. And wonderful businesses worth owning.

Past Clients who send us new business, Service Providers who take care of the needs of our clients and our Customers who allow us the privilege to meet, serve, help and enjoy them and their families. (While still allowing us to deliver the good and bad news that occasionally comes in any professional business transaction). And they keep coming back for more and sending us new people to help out. Yes we are grateful to them for they are the backbone of our careers worth having.

These are all just terms, acronyms, tools and stuff. None of them really matter unless we understand that we are truly blessed and again I am thankful to have every one of the them.

Yep, we are Truly Blessed by God, Our Families, Friends and Co-workers, Clients and Freedoms. Have a wonderful Thanksgiving and actively and passionately enjoy the Blessings. Go into the Christmas season with excitement, enjoyment and appreciation for these blessings, remember your "Big Why" and always come from a position of contribution to others.

My Dad Got Recalled... Customer Service???

So to lead to the rest of the story.... My Dad called last week telling me that his heart defibrillator (implanted in his chest) has been recalled! Oh my GOD, of course after we got done laughing and started talking I found out there was a bad wire on the system. Apparently they are going to open him up and snip off the defective wire. They will leave the bad wire inserted into his heart, then place in a new wire from the unit to the heart. Trip to Spokane, surgery, overnight in the hospital, 4 or 5 days recovery then back to normal.

Next question was who is paying for the replacement? Dad said that the company who manufactured the defribillator was not paying and he was happy that his personal insurance was paying. What kind of customer service is that? Maybe there is more to the story. When cars have defects and they are recalled the manufacturer pays, new homes have builder warranties and resale homes have home warranties. Why not a defibrillator?

Anyway we are glad that my Dad's heart was working fine and didn't need to rely on a defective electronic device and secondly we are glad the he has great insurance. Still begs the question, doesn't this company need to stand behind the product and it's service? Well I'll leave that up to my folks. Pray for my Dad (and my Mom) and his doctors that the surgery goes fine.

Real estate transactions are important, but probably not like rewiring the firing order of a human heart. Still we are proud to stand behind our product and offer a guarantee. Veterans Day 2007 My Thoughts, Thanks and Blessings

VETERANS DAY THOUGHTS, THANKS AND BLESSINGS


As I contemplate our nation, I stop to honor the young men and women who have fought and those who died to guard our freedoms. My Dad, my older brother Jim, my friends and school mates during Viet Nam, my nephews Ross and Justin, and my neighbor Jeremy who have made it home. With a tear in my eye and a catch in my throat I think of my neighbor, Adrian who came home in a box with a flag, but went to heaven on the way. There are many others but these are close to me. You have your heroes too.

Freedom: To say what we want, blog, write, advertise, debate, disagree out loud. You can't do that in many parts of the world. I think of our free elections and how only 30% of the people cared to vote in our recent election. I think of Gill and Paul and other missionaries who bring Bibles and the word to people around the world.

Freedom: To pray how, when and where we desire. I think of my friend Sam Susan whose family was taken from their home and publicly beaten in the City Hall where he grew up in Eastern Europe. Just because they would pray to a Christian God. No wonder he and his family take the fact that they can go to their church in Kent on a Sunday as such an important thing. No wonder I enjoy the worship, teaching and preaching at Renton Christian Center where we attend in Fairwood.

Freedom: To live anywhere equally with others, without regard to color, creed, style, type or other goofy titles that people try to use to isolate others. The right to have equal housing is particularly important to me and my real estate business. I will be glad when our country is four more generations down the road and we don't have to answer questions on forms of what race we are because we will be so mixed together that we are some of each.

Freedom: To pursue a life worth living, businesses worth owning and our own idea of the pursuit of happiness.
