Build Your Business With Facebook Events

One of the most important ways that our team sells Renton homes is on the net.  No one uses print anymore.  Facebook, Twitter (a micro blog) and regular blogs are the way we get info to people and people find us.

Market Update: Renton WA 98055... Single Family Dwellings

Renton 98055 is mostly downtown and the closely surrounding hills to the east. Note that the average year built is 1977 but in the core areas the homes are mostly built around 1920 through the 1950's. Renton tended to expand in an easterly direction which was more rural and unincorporated.

We won't know until 2009 is over but at the halfway mark homes are selling on average at $18 a square foot less than last year. If you purchased a home here back in 2004 or you'd still be ahead of the game by $17 a square foot.

The sweet spot here is the 59% of homes that are assessed between $280,000 and $379,999. There were 126 sales out of the 2,406 in this niche selling on average at $279,906, or around 90% of the assessed value. I like using this comparison because even though assessed value by the county has little to do with the actual market value, it's a base line. The same rules apply to all. You can get a pretty good thumbnail sketch of values in an area and compare your listing to the inventory.
