&lt;p&gt;&lt;strong&gt;Courage.&lt;/strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;You're a 19 year old&amp;nbsp; kid. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;You're critically wounded and dying in the jungle somewhere in the Central Highlands&amp;nbsp;of Viet Nam .&lt;/p&gt;
&lt;p&gt;It's&amp;nbsp; November &amp;nbsp;11, 1967. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;LZ (landing zone) X-ray.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Your unit is outnumbered 8-1 and the enemy fire is so intense, from 100 yards away, that your commanding officer has&amp;nbsp;&amp;nbsp; ordered the MedEvac helicopters to stop coming in.&lt;/p&gt;
&lt;p&gt;You're lying there, listening to the enemy machine guns and you know you're not getting out. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Your family is half way around the world, 12,000 miles away, and you'll never see them again. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;As the world starts to fade in and out, you know this is the day. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Then - over the machine gun noise - you faintly hear that sound of a helicopter. &amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;You look up to see a Huey coming in. But ... It doesn't seem real because no MedEvac&amp;nbsp; markings are on it. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Captain Ed Freeman is coming in for you&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;He's not MedEvac so it's not his job, but he heard the radio call and decided he's flying his Huey down into the machine gun fire anyway. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Even after the MedEvacs were ordered not to come.&amp;nbsp; &lt;strong&gt;He's coming&amp;nbsp; anyway.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;And he drops it in and sits there in the machine gun fire, as they load 3 of you at a time on board. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Then he flies you up and out through the gunfire to the doctors and nurses&lt;/p&gt;
&lt;p&gt;and safety.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;He took 29 of you and your buddies out that day. Some would not have made it without the Captain and his &lt;strong&gt;Huey&lt;/strong&gt;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Medal of Honor Recipient,&amp;nbsp; Captain&amp;nbsp; Ed Freeman, United States Air Force,&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;

Not following up also can lose you the deal. &lt;p&gt;&lt;em&gt;&quot;As the chief legal officer at DocuSign, I'd like to share my thoughts, as we applaud FHA's action today.&amp;nbsp;Their decision to clarify their position on electronic signatures will help streamline the sale and financing of homes across the country. Buyers, sellers and agents can use DocuSign's online process to eliminate the time, expense and environmental impact of printing, delivering and signing large stacks of paper documents, and mortgage lenders can take comfort in knowing that DocuSign's e-signature process is designed to be legally compliant in all 50 states and is fully evidenced by a comprehensive audit trail.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;The last time Federal Housing Administration released any formal guidance on electronic signatures was way back in 1996.&amp;nbsp; Over the past 18 months, DocuSign's real estate and mortgage origination customers have made it clear that FHA urgently needed to update and clarify its position on electronic signatures.&amp;nbsp; And we heard you.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;It's now OFFICIAL: E-signed third-party documents, including real estate contracts, are now being accepted by the Federal Housing Administration (FHA).&amp;nbsp;&lt;/em&gt;&lt;/strong&gt;&lt;em&gt; &lt;/em&gt;&lt;/p&gt;

&lt;p&gt;&lt;em&gt;FHA's lack of guidance was not at the forefront of anyone's mind a couple of years ago when the agency was only involved in two percent of home loans.&amp;nbsp; But the collapse of financial markets in late 2008 catapulted FHA into the mortgage spotlight almost overnight.&amp;nbsp;&amp;nbsp; As the new #1 source of funding for nearly half of first time home buyers in 2009, FHA's inability to articulate a clear process for accepting electronically processed documents became a very real problem for those who depended on the agency as a downstream partner. &amp;nbsp;&amp;nbsp;In fact, in early 2009 we saw some major FHA lenders retreat from their progressive policies toward e-commerce, as they waited for a signal from FHA.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;To their credit, staff at the FHA have been pushing for progress for over two years.&amp;nbsp; It took some early encouragement and help from many concerned parties to help them get this done.&amp;nbsp; DocuSign began direct conversations with FHA on this issue back in October of 2008, and we shared this blog post about &lt;/em&gt;&lt;a href=&quot;http://www.docusign.com/blog/2009/06/11/fha-lender-acceptance/&quot;&gt;&lt;em&gt;FHA and Lender Acceptance of electronic signature&lt;/em&gt;&lt;/a&gt;&lt;em&gt;&amp;nbsp; back in July of last year&lt;/em&gt;&lt;em&gt;. &lt;/em&gt;&lt;/p&gt;

&lt;p&gt;&lt;em&gt;DocuSign spearheaded an industry-wide effort to move the FHA to formally recognize e-signed third-party documents, and the April 6, 2010 dated FHA mortgagee letter is &lt;strong&gt;the first in what is expected to be a series of responses to this initiative&lt;/strong&gt;. With this policy statement from the nation's largest mortgage insurer, real estate professionals can use DocuSign to get real estate contracts, addenda and other documents signed electronically, and their buyers can apply for FHA insurance with confidence. Many of them were baseball games that went into extra innings or big fish they caught. They also talked about business and investments.&lt;br /&gt;&lt;br /&gt;One thing that sticks out in my mind is the fact that most of my parents' wealthy friends made their money in real estate related endeavors.&lt;br /&gt;&lt;br /&gt;&quot;Remember the real estate market in 1959? This one seems to be the perfect candidate for working out a short sale transaction as the first and second mortgage are both with &lt;strong&gt;Wells Fargo Bank&lt;/strong&gt;, reputedly one of the better lenders to deal with. I take the listing and over a reasonable period of time we are able to secure and offer ont he property that represents fair market value. So far so good.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The offer is signed and presented to Wells Fargo along with a complete short sale application&lt;/strong&gt; and the file eventually moves through the gate keepers and onto a negotiator for both the first and second mortgages. So far so good.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The loan is Freddie Mac&amp;nbsp;backed to their rules state the Wells Fargo 1st&amp;nbsp;can&amp;nbsp;only allow the Wells Fargo 2nd&amp;nbsp; to get $3,000.&lt;/strong&gt; This is&lt;strong&gt; Fredie Mac's rule&lt;/strong&gt;. The &lt;strong&gt;Wells Fargo 1st&lt;/strong&gt; offers to approve the deal if &lt;strong&gt;Wells Fargo 2nd&lt;/strong&gt; will sign off.&amp;nbsp;The negotiator for &lt;strong&gt;Wells Fargo 1st&lt;/strong&gt; mortgage admits he is in communication&amp;nbsp;&lt;strong&gt;Wells Fargo&amp;nbsp;2nd&lt;/strong&gt; mortgage so we are thinking it will work out. Wrong!&amp;nbsp;&lt;strong&gt;Wells Fargo 2nd&lt;/strong&gt; mortgage wants more money. OK... If we come up with more money &lt;strong&gt;Wells Fargo 1st&lt;/strong&gt; will insist on taking a note for 200% of what we come up with for the &lt;strong&gt;Wells Fargo 2nd.&lt;/strong&gt; If we don't come up with the extra money &lt;strong&gt;Wells Fargo 2nd&lt;/strong&gt; will not sign off. The seller is broke, &lt;strong&gt;Wells Fargo&lt;/strong&gt; 2nd is demanding more cash... where's it coming from?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Welcome to short sales!!!&lt;/strong&gt; &lt;strong&gt;Is it any wonder that Freddie Mac is losing billions?&lt;/strong&gt; When &lt;strong&gt;Wells Fargo&lt;/strong&gt; won't accept a deal proposed by &lt;strong&gt;Wells Fargo&lt;/strong&gt; and then &lt;strong&gt;Wells Fargo&lt;/strong&gt; insists more money in cash from unspecified sources?&amp;nbsp;How much is &lt;strong&gt;Wells Fargo&lt;/strong&gt; paying these people to chase their tales anyway?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;When Wells Fargo can't work out a deal with Wells Fargo who are we to think we can?&lt;/strong&gt; The losers in this kindergarden match? &lt;strong&gt;Freddie Mac (your tax dollars and mine),&lt;/strong&gt; the seller, the buyer, &lt;strong&gt;Wells Fargo&lt;/strong&gt;, the reputaion of the banking industry and pretty much everyone else. &lt;p&gt;&lt;strong&gt;O.k. so you've Decided to it's time to Buy a Home.&amp;nbsp; Now what?&lt;/strong&gt;&amp;nbsp; How do you prioritize?&amp;nbsp; You &lt;strong&gt;know you probably can't have it all - but you Want to!&lt;/strong&gt;&amp;nbsp;&amp;nbsp;It can be confusing and frustrating trying to separate your &lt;strong&gt;Needs from Your Wants&lt;/strong&gt;.&amp;nbsp; Especially when you Need your Wants!&lt;/p&gt;
&lt;p&gt;It's important however to distinguish between the two.&amp;nbsp; Reality dictates that the chances are you won't be able to have &quot;Everything you Want&lt;strong&gt;&quot;.......but the hope is that we can get you everything you NEED and then some!&amp;nbsp; But what's the Sum of the Some?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Ever heard of the &lt;strong&gt;Ben Franklin Close&lt;/strong&gt;?&amp;nbsp; Well this is a variation of it.&amp;nbsp;&amp;nbsp;Take a piece of paper and divide it into two columns.&amp;nbsp; On the one side write down - &lt;strong&gt;&quot;Must Haves&quot;&amp;nbsp; - or&amp;nbsp; &quot;Non-negotiables&quot;&lt;/strong&gt;&amp;nbsp;and on the Other Side write down &quot;&lt;strong&gt;Wants but Not Essential&lt;/strong&gt;&quot;.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Identify features you need and want.&lt;/strong&gt;&amp;nbsp; Is the location a non-negotiable?&amp;nbsp; What about the square footage or bedrooms?&amp;nbsp; Do you have to have a Garage or a Workshop?&amp;nbsp; Or do you need to Have one level living?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Now lets flavor it up with the 'Wants'&lt;/strong&gt;.....What would spice it up for you?&amp;nbsp;What are the things you would like&amp;nbsp; have if thy were available and you could afford them?&amp;nbsp; Large lot - workshop? Or&amp;nbsp;Fancy Ensuite or jacuzzi? View?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Remember, the time you take to think about these things now will prove invaluable.&lt;/strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;Also remember that if you're purchasing with a Partner - you should both have your own lists - AND - then come together and jointly decide what your priorities are!&lt;/p&gt;
&lt;p&gt;Later when you're trying to decide which home to purchase - and if there is more then one that you're considering - you can use the orginal version of the Ben Franklin close.&amp;nbsp; This time you'll divide the page into two - and do Pro's and Con's.........it's effective this way too.&amp;nbsp; And not so that a 'salesperson' can close you!&amp;nbsp; But so you can identify the house for you! :-)&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Oh and a Reminder - make sure that you've taken the time to have yourself&amp;nbsp;pre-qualified - you want to know exactly how much you can afford and what it is that you choose to spend.&lt;/strong&gt;&amp;nbsp; Otherwise it doesn't really matter what your List says - if you find out later you can't afford it!&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Take your lifestyle into account and the things that could enhance or detract from your daily enjoyment. Then add these preferences to your needs or wants shopping list.&lt;/p&gt;
